Houston's real estate market generates thousands of signals every day — price drops, relists, court filings, tax delinquencies, lease renewals. Most of that intelligence is scattered across dozens of sources, buried in PDFs, or locked behind expensive subscriptions designed for institutions.
HUT aggregates 14 public and licensed data sources into a single intelligence layer. We don't just show you listings — we show you what the listing isn't telling you. When a seller drops price twice in three weeks, we flag motivation. When a property has a pending probate filing, we surface it before it hits the MLS notes.
On the rental side, we built a swipe-to-match marketplace because Houston landlords and tenants deserve a system that's faster, fairer, and more transparent than Craigslist or Facebook groups.

Full-stack engineer and systems architect with a background in autonomous software systems. Built HUT to solve the information asymmetry problem in Houston real estate — where insiders have always had the advantage. Believes housing is human infrastructure and that market intelligence should serve people, not exploit them.

We take data sourcing seriously. Every source is documented, every scrape complies with terms of service, and every record is timestamped for provenance. We use:
- Public records — HCAD tax rolls, court filings, deed transfers
- Government sources — Foreclosure notices, tax delinquency lists, permit filings
- Connected systems — Only through separately licensed or user-authorized integrations
- Computed signals — Motivation scores, moat analysis, price trajectory modeling
We never redistribute raw data to third parties. Our intelligence layer adds value on top of source data — it doesn't replace or replicate it.
