HUT pulls data from 20+ sources — including county records, VA REO, HUD foreclosures, and FSBO sites — that Zillow and Realtor.com don't monitor. How often is listing data updated?
MLS data (HAR) is updated every 15 minutes. County records and government sources (HCAD, VA REO, HUD) are updated daily. FSBO and Craigslist listings are scraped every 2-4 hours. Investor Radar and Broker Enterprise users receive priority alerts 30 minutes before standard notifications.
Can I cancel my subscription anytime?
Yes — go to Billing and click Cancel Subscription. Your access continues until the end of your current billing period. No cancellation fees. Your data is retained for 30 days in case you change your mind.
What is the Openness Score?
The Openness Score (0-100) predicts how likely a seller is to negotiate below asking price. It's calculated from days on market, price drop history, listing language ("must sell", "motivated"), and seller circumstances. A score of 80+ means strong negotiation potential (5-15% below asking). Is my data secure?
Yes. All data is encrypted in transit (TLS 1.3) and at rest. Passwords are hashed with bcrypt. We support two-factor authentication (2FA). We never sell personal data. See our Privacy Policy for details.
