What makes HUT different from generic listing portals?
HUT focuses on source-layer intelligence instead of generic portal browsing. Which plan is right for me?

Agent Edge ($99/mo) is for individual agents who want faster access to listings and seller motivation data.

Investor Radar ($499/mo) is for investors who need market signals, deal pipeline, moat scores, and CRM tools.

Broker Enterprise ($750/mo) is for brokerages that need team management, white-label portals, compliance logs, and branded client experiences.

Every paid tier includes a 14-day free trial — Agent Edge, Investor Edge, Investor Radar, and Broker Enterprise. You can upgrade or downgrade anytime from Billing.

How often is listing data updated?
HUT updates public-record and government datasets on the cadence those sources make new records available. HCAD and county filings are typically refreshed daily or on official publication cycles, and derived alerts update after new records are ingested and verified. If a workspace includes connected systems, those follow their own authorized sync cadence.
Can I cancel my subscription anytime?
Yes — go to Billing and click Cancel Subscription. Your access continues until the end of your current billing period. No cancellation fees. Your data is retained for 30 days in case you change your mind.
What is the Motivation Score?
The Motivation Score (formerly Openness Score, 0–100) predicts how likely a seller is to negotiate below asking price. It's calculated from days on market, price drop history, listing language ("must sell", "motivated"), and seller circumstances. A score of 80+ means strong negotiation potential (5–15% below asking). Is my data secure?
Yes. All data is encrypted in transit (TLS 1.3) and at rest. Passwords are hashed with bcrypt. We support two-factor authentication (2FA). We never sell personal data. See our Security & Trust overview and Privacy Policy for details.
